Walton Global, a leading real estate investment, land banking and land asset management company, announces it has surpassed the significant milestone of $3 billion distributed to investors. Walton has a strong history of respecting and honoring their investment partners. Walton has consistently delivered for its investment partners, with a clear acceleration in performance: over the company’s 47-year history, the first $1 billion was distributed over 33 years (1979–2012), the second in just 9 years (2013–2021), and the third in only 5 years (2022–2026).

“The exponential growth in Walton’s platform is due to several factors, including the increased interest in land for the undersupplied housing market from institutional investors and the desire by U.S. homebuilders to employ land baking and land financing options to optimize their business model,” said Jordan McKenzie, CFO for Walton Global. “We have over 85,000 acres under management, which requires a disciplined acquisition and underwriting strategy.”

The U.S. is fundamentally underbuilt with estimates that the market is roughly four million homes undersupplied today, not including the added deficit that is projected in the coming years. This deepening shortage continues to be the primary driver of the nation’s housing affordability crisis.

Land remains the single most critical and constrained aspect in the U.S. housing market. Homebuilders face increasing pressure to secure land without overleveraging their balance sheets or absorbing speculative risk. In this environment, traditional land banking strategies are being replaced by capital-light, off-balance-sheet solutions an approach Walton has successfully delivered over the past six years through its successful Building Land Financing program.

In addition to homebuilders, there continues to be increasing interest in land assets from developers in addition to homebuilders. Acquiring land in the path of growth on a lower basis gives Walton a competitive advantage as land prices rise.

“We are always active in acquiring new assets – it never stops,” McKenzie added. “There is a shortage of quality land suited for development in the US, and we have the right boots on the ground and expertise to support builders and developers with a two-to-four-year horizon.”

Building on the success of their business model, Walton launched The American Builder Growth and Income Fund in February of this year to provide disciplined, efficient access to U.S. housing fundamentals, where supply can adjust slowly due to the constraints at the land acquisition stage. For land bankers, strategic partnerships with builders translate into steady demand for land options and predictable exit pathways.
