Walton Global, a leading asset management and global real estate investment company, has announced the successful sale of Phase I in the larger 480-acre Ladysmith Village Master Plan, located just north of Richmond, VA. Purchased by D.R. Horton, the nation’s largest homebuilder, the purchased phase encompasses 48.246 acres, or 152 lots intended for residential use to support the current and future growth of Caroline County.

“We’re closely monitoring the increase of Virginia’s economy to identify regions where we can offer our support, and Caroline County has proven to have a strong path of growth” said Michael Slavotinek, Vice President, Mid-Atlantic and the Carolinas at Walton Global. “We’re always thrilled when we get the chance to collaborate with D.R. Horton for these opportunities as we know they’re efficient and reliable in delivering quality homes and building lasting communities.”

The recently sold parcel is situated adjacent to the South River and is commuter friendly, offering direct frontage on State Route 604. It’s also situated within two minutes from US-1 and five minutes from Interstate 95, which leads south to Downtown Richmond and north to Washington D.C. The land is also just miles away from Bowling Green Elementary and a short commute to Caroline Middle School and Caroline High School.

The other portion of the Master Plan that is partially completed is known as Ladysmith Village Founder’s Park. Current and future residents will enjoy amenities such as a 14,000 square foot Resident’s Center, outdoor amphitheater, a library, numerous parks and an abundance of outdoor amenity spaces. The single-family floor plans previously offered in the community featured three to five bedrooms and ranged from approximately 1,774 to 2,893 square feet. The conceptual plan for the new property is comprised of single-family dwelling units and townhome units.

“With quick access to major highways, a plethora of amenities within the community, and convenient access to several restaurant, schooling and recreational options, we believe this neighborhood will continue to show great success,” Slavotinek added. “We’re optimistic about not only Ladysmith Village, but also the prosperity of Caroline County and the surrounding regions in Virginia.”

The World Population review reported an estimated 2024 population of 33,067 in Caroline County, with a growth rate of 1.71%, which is projected to continue growing over the next five years. Walton Global plans to maintain its investment in the region to provide support for this expansion. The company continues to seek out opportunities to create sustainable communities that stand the test of time and support the thriving population.
