Walton Global, an Arizona-based real estate investment and land asset management company, has announced an 88-acre land sale in San Marcos, TX. The property, also known as Cotton Gateway, was purchased by Stafford Development in early December. The land is intended to be developed as a utility lot to service nearby residential and commercial developments. 

Covering 88 acres within a larger 510-acre master plan, Cotton Gateway is strategically positioned less than 25 miles south of Austin and approximately four miles east of Interstate 35 (I-35). The property fronts State Highway 21, linking I-35 to the State Highway 130 Tollway. The addition of the planned Yarrington Road extension will enhance connectivity, adding links between I-35 and State Highway 120.

The extensive master plan will eventually include finished lots, integrated road networks and more for multifaceted development. The planned developments at Cotton Gateway are expected to stimulate local economic growth and meet the escalating demand for industrial, commercial and residential space in the San Marcos area.
