Walton Global, a real estate investment and land asset management company, recently announced the acquisition of Johnstown Crossing, a 118-acre parcel with adequate water rights within Johnstown, Weld County, Colorado. Intended for both single-family and multi-family homes, the Johnstown Crossing property is well situated within a path of growth to support the region’s surge in population.

Johnstown Crossing presents a great opportunity for development as it offers direct frontage on Weld County Road and State Highway 60. The parcel provides easy access to I-25 and nearby key amenities such as Johnstown Plaza, the Promenade Shops at Centerra, Northern Colorado Regional Airport and more.

“At Walton Global, we are consistently looking to identify prime land located in paths of growth while ensuring that these sites remain profitable for our investors,” said Anthony Ybarra, Vice President of Land at Walton Global. “Johnstown Crossing demonstrates great potential for a future community due to its location within the Denver-Fort Collins MSA and proximity to great schools and large employers within the region.”

The newly acquired land is adjacent to Roosevelt Middle School and Letford Elementary School, a 10-minute drive to major shopping and retail amenities, a 25-minute drive to Colorado State University and within an hour’s drive to Downtown Denver. Additionally, the property is nearby several major employers including HP, Intel, Avago Technologies, Novusag, MicroFocus and ENLITIC.

“There is significant demand for development-ready land to satisfy the housing needs of an expanding population and the growing number of household formations,” said Rob Nixon, Senior Vice President, West Region at Walton Global. “Colorado is a highly desirable place to live, and we’ve seen an increasing call for development in regions just outside of the metropolitan areas, which is why we are confident in our investment in Johnstown.”

Northern Colorado has seen significant growth in the past decade, and Weld County is among the fastest growing counties in the state. According to the World Population Review, Weld County has seen a 45.9% increase in population since 2010 and is predicted to continue a steady pattern of growth in the coming years. Walton Global remains committed to providing support to the housing supply in areas with strong growth potential such as Weld County and the surrounding regions. The company currently manages 12 assets throughout Colorado and continues to seek opportunities to increase the land supply for homebuilders.
