Meritage Receives Unanimous Approval for Rezoning of Lake Ridge Parkway Property

Cedar Hill City Council approves planned development zoning 

 

Meritage Homes received unanimous approval from Cedar Hill City Council for the rezoning of Lake Ridge Parkway to Planned Development (PD). This 7-0 vote in favor of the rezoning came after a 4-hour public hearing. The application for the rezoning was submitted by Meritage Homes on June 4th for their intended residential development on the property. 

The unanimous vote by the city council approved PD zoning for the Balcones Ranch/Lake Ridge Parkway master planned community, authorized the mayor to execute a Development Agreement, and approved acceptance of a petition to create a Property Improvement District (PID).  

The portion of the larger Master Plan located in Cedar Hill was previously zoned Single-Family Residential Estate (SF-E). The revised zoning allows for higher-density single-family home construction. The PID is to include items such as landscaping, lighting, and the construction/improvement of sidewalks, streets, water, wastewater facilities, and parks. Total costs are estimated to not exceed $50 million. 

The property, located adjacent to Lake Ridge, is a master-planned community providing award-winning amenities and the 18-hole championship Tangle Ridge Golf Course. The area is often referred to as the “Hill Country of Dallas,” offering views of over 800 feet above sea level at the Texas-Oklahoma border to the Gulf Coast. The property is located along Lake Ridge Parkway, just west of Highway 67. It is a 20-minute drive from downtown Dallas and just a few minutes from Google’s $600 million data center in Ellis County.
