The Heritage Woods Master Plan is located in Spotsylvania County.
The Master Plan benefits from access to major thoroughfares and highways including Jefferson Davis Highway (US-1), a primary arterial collector with direct access to Interstate 95. It also has access to Smith Station Road (Virginia State Route 639), a collector road with direct access to Spotsylvania County Parkway.
The Master Plan is proposed as a mixed residential development. It was successfully rezoned by the Spotsylvania County Board of Supervisors in 2014 and approved for a maximum of 1,060 residential units. Approved residential unit types include single-family detached, townhouses, and multi-family dwelling units. A Preliminary Plan of Subdivision was approved by the County in August 2015.
