The Cottonwood Master Plan is 89 km north of Dallas and 13 km south of Downtown Sherman in Grayson County. It is also within the City of Dorchester Extraterritorial Jurisdiction.
The most predictable growth corridor historically has been to the north of Dallas following Interstate 75, State Highway 289 and the Dallas North Tollway.
