Homebuilder accelerates land acquisition to meet housing demand in Braselton, Georgia

SCOTTSDALE, Arizona – Walton Global, a real estate investment and land asset management company announced it has sold the final phase of land to Fischer Homes for The Reserve at Liberty Park in Braselton, Ga. The national homebuilder closed 22 months ahead of schedule on the 70-acre parcel of land to meet housing demand in the Atlanta market.

Walton Global sold the first phase of land in 2021 through an exit-focused option agreement with Fischer Homes purchasing the land through a phased approach over a three-year period. Fischer Homes acquired the entire parcel within a 14-month timeframe to advance its new home construction of 139 single-family homes in the master plan community. In addition to investing in land for the homesites, Walton Global also completed the zoning of a conservation easement to support land conservation in Jackson County and to preserve land from future development to add to the quality of life within the community.

“We’re thrilled to support Fischer Homes and see the early closing of this land transaction ” said Anthony Sparrow, Walton Global’s Senior Vice President for Georgia, Tennessee, North and South Carolina. “It not only reinforces our commitment to supporting homebuilders in creating sustainable communities, but also shows there is positive movement in the current housing market where demand is high.”

Located at 1010 Liberty Park Drive, The Reserve at Liberty is just 60 miles outside of Atlanta off the I-85 corridor. The gated community features a private clubhouse, resort-style pools, and lighted tennis courts. Fischer Homes will build out the community with its Designer Collection of new homes.

“We got off to a quick start in this community due to the high demand and excitement in the Braselton area, pre-selling 40 homes before the grand opening of the model which opened two weeks ago,” said Doug Cohen, Market President of Fischer Homes. “Even with market conditions softening, we expect to sell out of this community at a fast pace. Walton has been a great partner and supported our ability to get homes to the market. We look forward to working with them on the next transaction that we have in the works and many more in the future.”

The Reserve at Liberty Park is one of many properties that Walton has acquired and sold to builders looking to develop new homes within Georgia and across the U.S., providing a scalable land acquisition platform to support homebuilders with just-in-time land inventory.
