The Master Plan is partially developed, has water and sewer solutions in place, and agreements to potentially tie into the Union Pacific Railroad. It's multiple access points to key infrastructure make it an appropriate site to distribute freight to major markets both by truck and train. The existing road also creates the potential for hard corner commercial uses along Sunshine Boulevard.
