Master Plan Location

The Tuscan Hills Master Plan is situated near the west end of the Coachella Valley in Riverside County.

Road Access

Interstate-10 (I-10) provides good access to the Master Plan and the greater Coachella Valley. I-10 is the main connection between Los Angeles, Palm Springs and Phoenix to the east. The Master Plan is situated near the west end of the Coachella Valley, making it relatively closer to Los Angeles (110 miles) in comparison to the east Coachella Valley cities of Indio and Coachella. The Master Plan has close access to downtown Palm Springs and the Palm Springs International Airport.

Land Use

The Property area is currently zoned as Residential Estate, and a General Plan Amendment will change this to Medium Density Residential. The Master Plan includes 580 single-family lots, as well as 14.5 acres dedicated for a planned hotel and 71.8 acres allotted for future development. Trails are planned to connect the City of Desert Hot Springs to the public park and 216 acres of open space in the northeastern portion of the project.
