U.S. RESIDENTIAL GROWTH FUND

Offering investors exposure to short-term land investment opportunities, partnering with the top public homebuilders in target growth markets throughout the United States. The goal of the Fund is to deliver attractive total returns while providing portfolio diversification.

THE STRATEGY
At the time Walton acquires land, a non-binding letter of intent (LOI) is executed with a public, national homebuilder that identifies their intention to purchase the land at specific point in time for development. It is the intention that the Fund will hold the land for a period of 2-3 years, when the builder is expected to sign a purchase agreement. The land is then monetized through a staged takedown or bulk sale, providing cash flow distributions to investors.

CASHFLOW IS PROJECTED TO BEGIN WITHIN 2-3 YEARS.

BUILDER IDENTIFIED LAND TARGET FUND

Offering an investment opportunity in land assets identified by the top U.S. homebuilder for their nearest-term development projects. The goal of the Fund is to deliver alternative income for client portfolios; a bond alternative solution in a historically low interest rate environment.

THE STRATEGY
A large U.S. homebuilder identifies land in growth markets across the nation that can be used for their development pipeline. The builder provides a non-refundable deposit and executes an option agreement to purchase the property. Once the option agreement is exercised, interest payments for the land are expected to be paid by the builder on a current basis, semi-annually, with principal repayment occurring as homes are build and sold.
